Buyer's Special Assessment Purchase Transfer (Transfer Fee)


These fees are collected from the Buyer (Transferee) at closing for each lot purchased/transferred within Port Ridglea West. The fee amounts are:

  1. $500 for Waterfront Lots
  2. $250 for Non-Waterfront Lots

Resale & Updated Resale Certificate Fees


These fees are collected from the Buyer (Transferee) at closing for each lot purchased/transferred within Port Ridglea West when requested. The Association charges:

  1. $250 for a Resale Certificate
  2. $100 for an updated Resale Certificate


These fees are waived and credited on invoicing, unless a party to the transfer requests the corresponding Association ReSale Certificate documentation, if one of the following applies:

(1) foreclosure of a deed of trust lien, tax lien, or the Association’s assessment lien;

(2) transfer to, from, or by the Association;

(3) voluntary transfer by an Owner to one or more Co-Owners, or to the Owner’s spouse, child, or parent.



Request Instructions & Additional Details


How to request a Resale Certificate, Updated Resale Certificate, or Transfer of Ownership:

  1. Download the PRPOA Transfer of Ownership/Resale Certificate Request Form.
  2. As applicable, complete all fields in Section 1 - Request Information. Incomplete submissions may result in processing delays.
  3. Submit your request to the Association via email to support@prpoa.com.


Additional Details:

  1. We are an all-volunteer association. Standard requests are typically processed within seven (7) business days, excluding Federal Holidays. Requests requiring completion in less time will incur a $100.00 Rush Fee. If your request requires a rush, after emailing your request, please call or text 817-383-1641 to notify us of your submittal.
  2. The Association provides a thorough Resale/Transfer package upon request that will include, as applicable, the Association Request form with Section 2 - Association Information & Disclosures filled out, the Resale Certificate (TREC NO. 37-5), and the applicable documents it requires. Should the requesting party to the transfer require additional forms to be filled out or additional information be provided, there will be an additional $50.00 fee per form or item.
  3. Payment:
  4. Check(s): One check for the combined total of the Resale Certificate and Transfer Fees is acceptable. If also paying for current or owed Assessment dues, that needs to be paid via a separate check.
  5. Should be received by the Association within fourteen (14) days of closing.
